Summit Creek Covenants

Our Summit Creek community is located in Loganville, GA.  This community has a mandatory HOA.  This means that all residents, whether renters or home owners, must abide by the covenants of our community.  The Covenants of a community are the rules and procedures that guide the operations of the HOA and management company.  Please contact our management company, American Dream Keepers at _(770)736-3809_ to have a complete copy of Summit Creek's covenants mailed to you if needed.  You may recieve a free electronic copy via email by emailing your request to the HOA at summitcreekhoa@gmail.com.  Please make sure you are familiar with them, as this will prevent you from receiving any notices or fines from the management office.

Again, it is the reponsibility of each home owner and/or renter to know the covenants that govern this community. Additionally, it is the resonsibility of the homeowner to pay the required annual dues of $300.  Failure to do so will prevent home owners or their renters from having access to the pool.

Please note, residents are not allowed to open the pool gate for people who either do not live in our community or who do not have a working pool key.  Please be aware there are video camera at the pool area. If you or someone in your household is seen letting someone in the gate other than members of your party your pool card may be deactivated. 

Listed below are a few of the most frequent violations by residents.  Please review them and make sure that you are not in violation of any items.  Thank you for abiding by the covenants and keeping our community looking great!

Home Improvements

All home improvements must comply with all federal, state, county, and municipal zoning and building restrictions.

Residents must submit modification plans to board for approval before any exterior construction, alterations can be made to one's property.

Signs

No signs of any kind shall be erected by an owner or occupant within the community without prior written consent from HOA.  This includes those promotional signs that roof contractors ask you to put in your yard. Vehicles

All vehicles must be parked in the garage or on the driveway of the lot.

Leasing/Renting

All leases shall have a minimum term of at least 1 year. All leases require tenants to acknowledge receipt of the communities bylaws/covenants.

Garbage cans

All garbage cans shall be concealed from view.  All trash shall be regurarly removed and not allowed to accumulate.

Sight Distance at Intersections

All property located at street intersections shall be landscaped so as to permit safe sight accross street corners.

As you are aware the pool is open for the summer! Please read the information and convenant reminders below concerning the pool carefully as it may affect your pool usage this summer. Pool hours: 9 a.m - 9 p.m. Your pool card will not work outside of these hours. Only residents who have paid their HOA dues in full have access to the pool. Do not open the pool gate for people other than the members of your own party. This means people that live in your house or your guest. Do not jump the fence! Report people you see jumping the fence. Do not use the lounge chairs inappropriately. You and your guest are expected to obey all posted signs. Pick up your trash!
